What a loan signing agent does
A loan signing agent is a notary who specialises in mortgage and refinance paperwork. You meet the borrower, walk them through the package, make sure every signature, initial and date is correct, notarize what needs notarizing and get the documents back on time.
It is the same notarial authority you already hold, applied to a specific kind of appointment that pays considerably better than standard notary work.
What it pays
California caps what a notary may charge per notarial act, which limits general notary income. Loan signings are priced per appointment instead, typically 75 to 200 dollars depending on the package, the travel and the turnaround.
This is why we include loan signing certification free with the 6-hour California notary class rather than selling it separately. It is where our students actually make money.
Do you need certification?
Not legally. California does not require a separate credential to notarize loan documents. But signing services and title companies assign work to people who can show training, so in practice certification is what gets you on their lists.
What you need to get started
- An active California notary commission
- Your seal and sequential journal
- A printer that handles legal size paper, since packages run 100 to 200 pages
- Errors and omissions cover, which most signing services expect
- Loan signing training, so you know the documents before you are in front of a borrower
